Are you ready to buy a home?

Buying a home can be stressful but I’m here to make the process as simple as possible for you. This may be one of the biggest purchases you make and can be a great step in creating wealth.

How much can you afford and/or how much are you willing to spend? If you’re getting a mortgage, your credit, down payment, debt, income and other factors will determine the amount you will qualify for. You will need a pre-approval to submit an offer. If you’re paying cash, you will need to provide proof of assets to submit an offer.

Find the right home

You may find the right home the first trip out or it may take several trips. In addition to price, location is very important. Once you have an idea of your price point and location, I will keep you in the loop of all homes that meet your criteria. If you like them online, you may want to do a drive by or we can immediately schedule a showing.

Making an offer

I can guide you and present your offer in the best possible light. This strategy can be most advantageous especially when you are competing with other buyers. In addition to price, other terms come into play such as closing date, contingencies, payment methods, etc. Our goal is to meet your budget and find the best home possible.

Once your offer is accepted

I always recommend a home inspection. If defects are uncovered, we will be in a position to accept the property “as is”, ask the seller for a remedy, or walk away. We are not locked in at this point.

Real Estate Attorney

If you don’t have a local real estate attorney, I’d be delighted to recommend one. Either party can change their mind until a contract of sale is fully executed. Time is nobody’s friend in real estate. This means if a seller drags their feet, a new property may come to market that the buyer likes better and they can lose their buyer or if a buyer drags their feet, a better offer can come in and the seller can accept another offer. Getting a fully signed contract of sale is your best protection to not lose the deal.

Once the contract is signed

Your attorney will order a title search and if you’re getting a mortgage, your lender will order an appraisal. Your attorney is also in the best position to give you the most accurate assessment of your closing costs.

Preparing for Closing Day

While waiting for your closing date, you will prepare for your move by deciding if you’ll handle the move yourself or hire a mover. Either way, preparations for packing and moving day will be underway. Before closing on the property, we will schedule a final walk through.

Closing Date

Is determined by the attorneys involved (buyer, seller, bank) and your attorney will instruct you on what to bring to the closing including funds, photo ID, etc. Unless other arrangements are made, you will be the new owner and receive keys at the closing.
